End-to-end marketing for a single-story rental community near Cincinnati, from the brand and renderings that sell the lifestyle to a full offering memorandum that makes the investment case.
Hangar Flats needed marketing that could do two very different jobs: attract renters to a new single-story community, and present the property to investors as a sound acquisition. That meant one consistent brand stretching from lifestyle-driven leasing pieces to a data-heavy investment package.
The Hangar Flats identity leans on clean, aviation-inspired type and warm lifestyle imagery to make a rental community feel like a neighborhood. Paired with photorealistic renderings of the streetscape and homes, the brand sells the everyday experience of living there before a single unit is toured.
To reach people before they ever pull in, I designed a large-format fence screen to run along the road bordering the community. It puts the Hangar Flats brand, the leasing message, and contact details in front of every passerby, turning the site's own perimeter into an advertisement.

The offering memorandum is the centerpiece: a multi-section document that presents the asset, floorplans, amenities, and unit finishes alongside market research and financials. Every page keeps the brand consistent while making dense information easy to read and easy to trust.
