The offering memorandum had to make that scale, and a layered value-add story, easy for serious investors to follow, presenting the property, its position near campus, and its upside as one clear, credible package.
I designed the full offering memorandum from the ground up, giving the property a consistent visual identity across every page and turning dense information, the unit mix, amenities, market position, and the value-add plan, into a layout that is easy to read and easy to trust.
Every section keeps the brand consistent while walking a prospective buyer from the asset overview through the numbers, so the whole story reads as one confident document rather than a stack of data.
